Hi ,I am currently owning a condo unit with both of my parents,however I will be getting married soon and as such will be looking to buy a hdb(resale).

However as both my parents are in their late 60s,if I take out my name from the condo unit,my parents will not be able to take a loan amount that is same as current.

My parents owned a 4 rm hdb full paid up,however,my banker has said to us that this wouldnt help in increasing the loan amount.

Is there any way for me to take out my name from the condo unit while my parents retain ownership of the condo?

Hi,

One approach could be to sell away the current hdb that your parents own to unlock the proceeds. With the funds unlocked, a pledging of assets may be possible to help increase the loan attainable under your parents name for the condo, and allow you to exit and refund the cpf OA you have utilized. May I know if your parents are open to this idea?

For your question, basically there are many scenarios involved. If by just reading what you have typed, it does seem a bit tough. Basically we will need to run some financial calculations for the different scenarios before we can advise on which is the best situation or scenario for you. Many factors involved are, how much is your current loan remaining, how much is the value of the HDB, etc. From there then we can see what are some creative solutions we can have.

It seems pretty challenging in the current scenario you have described. First of all, how much is the outstanding loan for the current condo you own together with your parents? In doing so, we will then be able to determine if selling the current fully paid HDB will help in having your name to be removed from the current condo.

Is selling the existing condo and HDB an option to be explored in order for you to move onto purchasing a resale HDB? Perhaps you can look into purchasing a dual key condo where your parents can live together while you maintain your privacy after getting married?

For your case, if your parents have some savings, they can actually use the funds to pledge to the bank and obtain some loan.

However, funds on hand is not a lot, then you may want to consider selling away the condo or selling away the HDB to free up some cash for the financing of the condo.
