Hi, I am currently living in HDB owned by my parents with my siblings. As I am now over the age of 35, I am planning to buy a new HDB flat, move all my family members over and rent out the whole unit of current HDB owned by my parents. Is this allowed and is there anything I have to be aware of?

Another question is if I were to purchase another private property after I have bought my new HDB, I have also planned to move again to the new private property and rent out the new HDB. Is this allowed? Thanks

Hi,
As a single, you can only buy a resale HDB flat. So, this is not an issue. You can also bring your family members over and rent out your parents flat legally via the HDB app.

You can also buy a 2nd property upon completion of the MOP, 5 years later and for this you have to pay the prevailing ABSD. Currently, it is 20% for the 2nd property.

So, do plan your finances carefully before you embark on such a costly journey. Ideally, you should work with a trustworthy agent so that your interests are taken care of. A good agent will watch your back, if you know what I mean. He will understand your needs and advice you the legalities that you may encounter in your journey.

For Singapore Citizens households only: If you are single, you will only be eligible to purchase a 2 room flat direct from HDB (new HDB). Otherwise you can look at resale options. Your parents can opt to rent out the current unit and move in with you, with the approval from HDB to sublet the unit if it has fulfilled the 5 years Minimum Occupation Period. In the future, if you were to look into purchasing a private property, you will need to note that Additional Buyer's Stamp Duty maybe applicable (won't know the rates in future) if you decide to retain the HDB (provided if you are a Singapore Citizen household).

Hi,

Yes if you are single singaporean citizen 35 years and above, you can purchase resale HDB under your own name, and move your family to stay with you. As long as your parent's HDB has already reached 5 years MOP, and is a Singaporean household, they can rent out their whole unit for rental income.

Once you purchase this resale HDB, you need to wait out another 5 years MOP before you are allowed to purchase the next residential property again. ABSD rate of 20% will apply.

If you want to buy a 2nd property (private), you also need to fullfil the 5 years MOP first. Take note, ABSD is applicable for 2nd property, as of now the rate is 20%.

Hi,

1) Buy an HDB flat under a Single scheme when you as an SC at or above 35yrs old. There is no issue at all.
2) Shift your family members over to stay with you also nothing wrong with it.
3) Your parents rent out their entire HDB flat also no problem.
4) Once you split them out one item at a time. You will notice that there are only sequences and timelines for doing each task one at a time. There is nothing to worry about as long as your parents' flat already met MOP.
5) You can only buy a private residential property after meeting your HDB flat MOP. But no restrictions for you to buy private commercial or industrial property.
6) You may also shift to your private residential property and rent out the bought HDB flat even if you still have an outstanding loan on it.
7) The only thing you have to be aware that 2nd residential property loan is limited to a maximum of 45% instead of a maximum of 75% when you have no mortgage loan.

Hi, appreciate your sharing. Parents' unit can be rented out anytime so long you pass the 5years MOP period. For condo purchase as 2nd purchase, you are require to await 5 years after MOP then able to purchase and subject to ABSD.
