Hi, I am currently a single PR, looking to purchase private property in Singapore (understand my current status only eligible for private). If I have ~$70k in my CPF OA, how much cash do I need to have in hand (inclusive of down payment, stamp duty, etc.) to buy a condo? Looking for 1BR or 1+1 unit.

Good afternoon buyer,

If you are looking at a $600k new launch, you will require at least 28% of the purchase as a SPR.

1) 20% downpayment
2) estimated 3% buyer's stamp duty
3) 5% additional buyer's stamp duty as SPR

Thus you will require at least $168k for a $600k property.

Hi,

Say a 600k 1 bedder, typical breakdown for a SPR 1st property as follows:
Cash 5%
Cpf 15%
Stamp duties and legal fees approx 8%
Max bank loan 80%

Hence you're looking at about 28% of purchase price, which is about 168k (cash+cpf) within 12 weeks of booking unit. Which condo are you considering? Thanks and hope to value-add to your plans further.

Evening,

A one bedder can easily set you aside for $600k. As SPR buyer, you will need to set aside 5% cash for ABSD. With 80% loan, you will also need to set aside 5% cash for down payment and 15% CPF on the balance. Hence, inclusive of legal and standard stamp duty, you will need to prepare around $100k cash, after deduction on your $70k CPF.
