Hi,
I am currenly staying in a 5rm HDB in Anchorvale. Had almost paid up all existing loan. Am looking to sell my flat and buy another property either in Serangoon/thomson/Bishan/Bukit Batok/toh tuck are due to vicinity of schools.
With almost 15K clear loan fr existing HDB flat, and both of us had already reached the cap ceiling in applying for a new EC. We do not want to pay cash of more than 1k monthly.
We are looking at either condos/landed. Can you advise what property should we look at? and preferably give us a list of the names. looking at rooms of at least 4 rooms or more due to family.

Hi RZZ,

Before we proceed to name your places of your probable interest, it will be great to advise what is the probable budget you are looking to spend for the purchase, since you have mentioned that you do not wish to spend more than $1k monthly on the instalments for this place.

Your Anchorvale 5rm should be able to roughly fetch you $550k (very rough estimate) in selling price. Have you worked out your finances with a qualified banker?

It is prudent to do some planning considering that you will require seamless transition from your existing HDB to your purchased private property.

Afternoon,

It's almost impossible for any professional salesperson to give you any names on the project that fit your bill.
There are many factors that are still missing to us:

How much cash and CPF will you get back from the sales?
How much CPF does both of you have currently in your OA?
How much can the bank loan you, based on your credit record, income status and age?
How much additional cash are you willing to pump into the purchase, in order to bring down the installment amount?

I can name some condo that's worth $1mil but you might not have enough to bring the installment down to $1k per month, due to the short mortgage terms.
