Hi! I am an aspiring agent who is sitting for the upcoming October exams. I am looking for an agency to join and would seek to have more clarity regarding the industry. I have done some research on my own and understand that joining the right team, good agency support and a good mentor is important. However, for someone starting out and without much connections, I wish to explore on doing project sales/ new condo launches for a start to build up my network. Is this option available for new agents and how to be selected to be part of the project sales team? Also, which are the agencies which specialized in new condo launches? Hope someone also can share what are the avenues a new agent can explore in. Thanks in advance!

Hi,

First of all, all the best for your upcoming exams!

I have to say what you have researched is absolutely true. Maybe what I can propose is that we can meet up for a coffee session. I will take this opportunity to share with you all I know about the industry. My group has a mobile app which has helped a lot of agents close deals faster and for new agents, they also managed to use the app to beef up their profile and gained many leads and clients along the way. Really wish to emphasise that all these are not pure recruitment speech and I will show you the application and you can decide for yourself whether is it useful or not, I will also show you proof that how our team mates are loving all these.

I will also take the opportunity to share with you the pros and cons of the industry. I am not someone who just paints the most beautiful picture for you because I wish to add a number to my team. I have worked with and mentored many new agents producing top producers among them. I do not encourage new agents to do new project launches unless you already have a strong network of investors. It is ok to take part to have a feel, but you are investing your time in "luck" base activities. There are more critical activities a new agents should be investing their time on. Once you establish your client network, you can then swing them to any project marketed by any agency. The agent with the buyer get the lion share of the commission.

There are the mass market ways of doing things, but there are also smarter approaches that pitch at the right level from the start. It really depend on your personal motivation and how much extra effort you are willing to put in to outsmart your peers.

Buddy, all road leads to Rome. Much like choosing a spouse, anyone and everyone will promise this and that until you sign on the paper (of course I am not saying it is all unture etc)

Because, for me, end of the day, it boils down to what you want and how do u see yourself working with the person that is sitting opposite you siping the kopi. Even right down to small details like where is he/she staying; where i office located etc etc..

It is not all plain and smooth sailing journey. In fact, going forward it will be an even tougher market. Why? I will leave it as it is now and we can share more over kopi when you are available.

I wish you all the best in your Oct RES exams.
Passing this exams are the 1st step into the real estate industry. If you only looking into doing projects launches and new development, one thing you need to do is must be a full-time agent. If you are thinking to start as a part-timer first, it will be very challenging for you to succeed in projects sales. Anyway, doing projects sales you need to have buyers. Just by waiting in showroom for walk-in sometimes don't work at all. There are also very rewarding in this line. It is a matter of mindset. I was retrenched back 9 yrs ago and since started with ERA, there is no looking back.
