Hi I’m looking for landed property that is not strata , have to be fh or >999 , land size > 1600sft, not extreme ends of singapore.
Budget 4.5m

After short listing a few properties ,how do I find recent sale and rental transactions of the same road and surrounding area?

Also looking for EXPERIENCED landed agent and able to provide listing shortlist and sales and rental data base on my criterias

Hi! Am an experienced landed agent and happy to support you on your purchase.

Sharing a quick case study on how I supported a client who just secured their dream landed home last week to give you a sense of what I can do:

For that client, how I supported (aside from negotiating $200-300k savings for them) was to do all the deep financial analysis of the streets, past transactions, pros/ cons etc. We have proprietary databases and I also physically go to the prospective locations to do site analysis. It encompasses all the sale/ rental transactions that you were asking about, but layered with trend analysis based on land betterment charges, property market movements, district analysis.

Separately, for landed property, we have in-house expertise direct from a builder familiar with extensive A&As or complete rebuilds for landed homes.

As such, I provided full support on all the technical aspects such as the zoning, plot shape and dimensions, road line plans, build condition, road access, setback, topography, railway protection plan, draining interpretation plan, development baseline etc to take note of before buying a landed property.

I also arranged a full inspection of the property for buyer assurance, which resulted in a 7 page report on 60-70 defects compiling the minor and major issues that the buyer needed to be aware of when buying the property, so we can take potential repair costs into consideration when putting up the offer.

1. Private Market Data – transactions from URA and SRX, EdgeProp and SGPPre. These show actual transacted prices and rental rates nearby. I can pull these for any shortlisted properties you’re considering.
2. Comparable Analysis – seasoned agents will prepare a Comparative Market Analysis (CMA) showing transacted deals of similar land size, freehold tenure, and location clusters so you get a real sense of market value.
3. Street / Neighbourhood Trends – beyond exact road matches, looking at same precinct and similar road types helps you benchmark realistic pricing and rental rates.
