Hi, I am a Singapore PR who got PR through marriage. I had an amicable divorce with my ex-wife. We have a child but we want her to have access to both parents even though we are divorced. Can I buy a hdb property under my name alone and have my ex-wife and daughter stay in the same home? My ex-wife co-owns her hdb with her parents.

Yes, it is possible if your child is a Singapore Citizen, and that you have custody and care and control for your child. Alternatively, you may wish to consider private property instead.

Hi,

1) It is not possible to buy an HDB flat alone without the full custody and care of your daughter with your current PR status.
2) You must obtain full legal custody, care, and control of your daughter to be eligible to buy an HDB flat.
Otherwise, if care and control of your daughter is shared. You must obtain her written agreement before you may list your child in a flat application.
3) Three of you may stay in the same unit even after divorce. There are no legal restrictions over this.
4) You only can apply for an HFE after receiving the Final Court order, and not earlier.
5) You can only start your viewing after receiving the approved HFE. The seller's agents have the right to reject your viewing request without the approved HFE.
6) You can only apply for a bank loan with your PR status, thus it is important to get an IPA from the bank before starting your viewing journey.
7) The main reason for the advance action of getting IPA is to shorten the loan approval process since you have less than 21 days to exercise the OTP.
8) Since the valuation process will take about 3~7 days to complete. Some banks took more than 10 working days to generate an approved LO (Loan of Offer).
9) The limited 21-day validity on the OTP will cause unnecessary anxiety when the bank takes a longer period to provide you with the Letter of Offer before you can exercise the OTP.
