Hi I am a Singapore citizen and my wife is a PRC. We are married in Singapore. However she is currently working in China and will be there until next year. Currently she does not hold any Singapore PR as well.

May I know if we are entitled to buy a HDB resale flat or apply for a HDB flat? Or are we only allowed to buy private house?

Any advice will be appreciated.

Hi Alan,

You can purchase resale HDB, but for BTO you need to be 35 & above. You can also purchase private condo (new or resale), but not new ECs. ABSD Stamp duties remission will likely be approved if its your 1st matrimonial home. Thanks and hope to assist with your purchase further.

    So how do I go about buying a HDB resale flat? Can I buy at both mature and non mature estate? Do I need to get a document from HDB first before sourcing for house? How about the HDB loan? Do I have to take from HDB or from outside banks?

Hi Alan, yes both of you are eligible to purchase a HDB unit. But the loan application is solely base on your own income as your wife is not eligible for any loan application due to the fact that she is a foreigner. Therefore, the ownership belongs to you while your wife will be the occupier.

Good evening Alan,

You are eligible to purchase a resale HDB under non citizen spouse scheme with your foreigner spouse as long as she fulfills certain criteria. You are not eligible to purchase a new BTO as she's not a SPR.

You can purchase a resale HDB in mature or non mature estates. There is no restriction.

It will be advisable to obtain HLE (HDB loan) or IPA (bank loan) before you start your househunting. But do bear in mind that as your wife is a foreigner, only your income will be taken into consideration for the mortgage application.

Probably you can share more information with me so I will be in a better position to advise you further.

And of course you are eligible to purchase a private property solely by yourself or with your spouse.

Yes you can buy a resale hdb. However the loan will be only subject to you alone. Grant will only be available subject to income ceiling. You are also eligible to purchase pte properties.

You will be eligible to buy a resale flat under the non-citizen spouse scheme or a private condo.

Since your wife is a foreigner, only your income will be considered under the loan assessment. You may wish to get a HDB Loan Eligibility (HLE) or a Bank Loan In Principal Approval (IPA) before you start your house hunting process. With the information, you will be able to plan your finances better and shortlist units that you can afford comfortably.

Resale HDB: You can purchase a resale HDB flat regardless of your age.
BTO (Build-To-Order): BTO flats are available only to buyers aged 35 and above.
Private Condos: You can buy either new or resale private condominiums.
ECs (Executive Condominiums): You can’t purchase new ECs, but you can buy resale ones.
ABSD Stamp Duty Remission: If it’s your first matrimonial home, you’re likely eligible for ABSD (Additional Buyer’s Stamp Duty) remission.
