Hi,

I am a SG citizen, 28yo, single, with an annual income enough to support a 500K loan and its 20% downpayment.

I have few queries.

1. Are there any restrictions on the properties that I can purchase? (i.e. Resale HDB, Condo, Landed, EC)

2. Besides the remaining lease and location, what else should I look out for if I have plans to upgrade in the future?

3. What are the cons that I have purchasing a property now? (e.g. forgo 20K housing grant. unable to apply for BTO?)

Hi,

for single SC purchase, except for resale HDB, new BTOs and new ECs (which require a 35year old applicant and/or family nucleus), you are eligible to purchase all others.

some cons are that if you purchase private and choose to downgrade to hdb next time, you have to sell the private. Also you miss out on the grants for HDB. However, purchasing at a younger age allows you to get the maximum possible loan tenure.
if you have plans to upgrade in a few years, it is best if you look for a property which has strong resale factors where you can rent or sell easily. To identify such value-buys are our full-time realtors' responsibility. It will be good to work with one you are comfortable with who can analyze the pros n cons of each project and locality.
