It takes both hands to clap; willing seller willing buyer at the right price and at the right time.
The Parc Condo is a great property but at the current market as compared to other similar ones, the prevailing $900+ psf is reasonable. There is no problem asking a higher price but realistically will a buyer offer when the existing caveats reveal somewhat much lower. The $1200psf is at least 30% higher!
A unit marketed in such a situation is likely to end with big effort but no taker-a drain of time and $ resource opportunities for not only on the marketing agent but most importantly on the owner as well.
