Hi, I am a SC currently own a HDB 3 room flat and have completed my MOP. I intend to buy a terrace house with my girlfriend who is also SC but does not own a property. Is there anyway, I can maintain my HDB and not have to pay the ABSD 7%? Or is there a way to reduce the ABSD in my case?

Hi

You will have to incur 7% ABSD, which is based on your portion of transacted price. Your partner would not incur ABSD if she does not have any property.

Hi,

To avoid ABSD, your girlfriend can purchase the terrace house on her own sole name. Otherwise if its a joint name purchase, ABSD of 7% of the purchase price is payable. Do note if you wish to finance the loan or utilize cpf for the property, your name has to be added into the property.

You are unable to circumvent the ABSD application if you intend to retain your existing HDB, unless your girlfriend is able to undertake the terrace house purchase on her own.

The one way you can avoid ABSD is for your girlfriend to purchase the terrace house under her sole name. Should your name be included at the point of purchase, ABSD 7% will be incurred.

However, there might be one way to reduce the amount of ABSD to be paid, but I will need to understand more from you before I can know whether this method is applicable to you.

If your girlfriend's financial status is good, she can purchase the terrace house under her name. By doing so, she does not to pay the ABSD. With the shortfall on monthly installment, you can opt to top it up with cash.
