Hi, I am a foreigner and wish to buy an EC(3 Bedrooms) in Singapore. Can you please advise what are the different duties to be paid and minimum how much cash is required for down payments and registrations.

Hi,

An EC with 3 bdr is ranged from 1M ~ 1.2M dependent on location and unit condition. And do note that you're eligible to purchase EC over 10 years.

The costs of the purchase ($1Mk) are as follow:
(1) OTP (deposit + exercise) (5%) = $ 50,000
(2) Downpayment (15%) = $150,000 (can be pay by CPF if there are sufficient fund)
(3) Basic Stamp duty; BSD (~3%) = $ 24,600 (can be pay by CPF if there are sufficient fund)
(4) Additional BSD (15%) = $ 150,000 (can be pay by CPF if there are sufficient fund)
(5) Legal fee = $ 2,000~$3,500 dependent on individual legal firm.
(6) Mortgage stamp duty = $ 500
Total cash needed = $337,100

To begin, please do note that foreigners are eligible to purchase a resale aged 10 years or more only (after the resale EC has attained private condo status) or private condominiums.
The exact price of the differing ECs would differ primarily due to location and ranges between 1M ~ 1.2M.

The purchase breakdown is as followed:
-5% CASH ;deposit and exercise
[1% deposit AND 4% upon exercise]
-15% CPF (or cash if insufficient)
-3% Buyer Stamp duty; BSD (Can utilise CPF if you have enough funds)
-15% Additional BSD (Can utilise CPF if you have enough funds)
-Legal fee = $ 2,000~$3,500 dependent on individual legal firm.

Do note that you will only be able to purchase a resale EC that is more than 10 years upon the TOP from the open market. I am not so sure if this is what you're looking at.

As a foreigner, it would be wise if you could set aside approximate 38% of the property price. Do get in touch with me for a detailed financial calculation.
