I am a 31 yo looking to purchase my first home with my girlfriend 30 yo.

Monthly household income: $13k (Including commissions $24k)
Total Cash: $200k
Total CPF OA: $160k
No debt, no other loans.

Can we comfortably afford a $1.3M - $1.5M 2 B + 2 B resale condo? Looking to purchase by 2025.

Hi,

Your max loan attainable, assuming good credit score, and fixed income monthly salary with monthly cpf contribution, will be approx $1.378 mil. This is based on gross monthly, excluding your Bonuses. The purchase price is more constrained by the down payment and CPF OA, for $1.3mil purchase price, the downpayment + buyer stamp duties legal fees work out to $364100. For $1.5mil that's $422k. So based on current info, $1.3mil private condo should not be an issue.

Hi,
Looking at your combined income which is less than 16k (the cut-off point for EC), if you are legally married and one of you is a Singaporean, you would qualify to purchase a brand new Executive Condo which is under construction with 3 bedrooms and 2 baths. If you want something immediately, you can go for an old condo.

Honestly, I would advise young couples to choose the EC route because it would be a very good long term investment. EC's would be privatised 5 years after MOP. So, you would get the best of 'subsidy' and a full condo from the word GO! What better way to start your lives together.

Based on the information given, you should have no problems getting a sizeable loan for your budget of $1.3m to $1.5m. Your purchase is likely capped by the downpayment you're able to fork out.

Having said that, I believe your total Cash and CPF will continue grow as long as you're working. By 2025, you should have sufficient to purchase up to $1.5-1.6m property.
