Hi, I am 45 year old SPR with monthly income of $ 13500. Have cash about 250K and CPF balance of 40K. Don't own any property in Singapore. What are the options of a 3 bed room ( about 1250 sqft) condo near to CHIJ Katong.

I'm active in the east and actually you do have quite a number of options at the Telok Kurau / East Coast area with the condo developments there. Will you be looking to move in soon? If not under construction brand new launches around the area will be Seventy St Patricks, Sunnyvale Residences or The Cristallo (TOP soon) that may fit your requirements, to name a few.

May I know is CHIJ Katong Primary your main priority? If you like to enrol your child there it is best to reside within 1KM of the school.

On the financial side, SPR will be subjected to 5% ABSD. Breakdown as follows:

Cash 5%
CPF (if any) 15%
BSD + ABSD + legal fees approx 8%
Max Bank loan 80%

Good morning buyer,

After taking into consideration of your finances on hand, you should be able to afford a $1m property. The property which you can looking into will be Neptune Court that is near CHIJ Katong and match your requirements.

Initial outlay (provided 80% loan can be obtained):

1) 5% cash downpayment
2) 15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty
5) $3k legal fee
6) valuation fee, stamp duty for mortgage etc
