Good afternoon landed buyer,

If you still have an outstanding housing loan, you are only able to loan up to 50% (still subject to TDSR). Your 50% downpayment will be comprising of 25% cash and 25% CPF/ cash.

You will be subject to 7% additional buyer's stamp duty if you are a SC.

Another to take note: if you have utilized CPF OA funds in your current property, you have to set aside a minimum sum of $77.5k in your CPF OA + SA before you can use the excess to purchase the landed property.

FYI only SC are eligible to purchase landed property in Singapore. SPR and foreigners have to apply for approval from SLA's Land dealing units before they can purchase one. If not, alternative will be landed in Sentosa.

Hi,

With an outstanding mortgage, your next property loan can only be up till max 50%. Downpayment will be 25% cash n 25% cpf. This applies for resale landed.

Landed properties (under construction) from Developer Sales follows the progressive method, a different payment structure.

If you are a SC, 7% ABSD is also applicable, and you have to set aside 77.5K in CPF before you can use any excess CPF monies for 2nd property.

For landed property, non-citizens (including SPR) have to apply for approval with LDAU at SLA before they can ink any option to purchase. Thanks and may I understand your requirements further?
