Hi, since you are asking from investment perspective, it would be more likely to profit from an investment in condos with your current capital instead of a resale EA/EM as most EA/EMs are rather old and will likely either stay in price or slight increase while newer condos have a higher space for appreciation.

Being young at 35 years of age, your runway is considerably longer than many prospective buyers therefore if you are able to afford a private property, I believe you should go for it especially from investment perspective.

HDB being classified as public housing, has the main objective of providing affordable homes for Singaporeans and PRs, thus in the event of price escalation, the authorities can come in easily to curb on it.

You still have a long road ahead for future reviews of your portfolio, assuming that you get married in the near term or mid term and start your own family, it is not too late to look into offloading your private property and purchase a resale HDB.

Hi Jayden,

Yes with income above 14k, you are not eligible for new BTO or grants for resale. Only a potential proximity grant of $10k if your resale flat purchase is within 4km of your parents address.

The good thing about resale HDB is the space you can get for a relatively more affordable price, but the not so ideal aspect is that you are buying now at an all time high for hdb resale prices, especially if you want to get somewhere relatively central. The room for capital appreciation potential is also limited due to this and is affected by hdb regulations that can come in to intervene time to time by the authorities to maintain affordability for the general populace. The other downside is the 5 year MOP period, which means you cannot partake in the private property market for the next 5 years, and by the time your 5 year MOP is up and you want to enter, prices may have run up much higher and it will be tougher to secure an unit in a locality you are more inclined to.

We are also shifting into a lower interest rate environment again, but land prices maintain relatively high. So imho we could see another wave of new price highs benchmarks in all OCR , RCR , CCR regions set by the newer condos. I would think if the finances allow you may want to explore the private property market first to see if anything fits your plans. If can't find, can always fall back to the resale HDB option. Thereafter the 2nd property (should you be getting) next time most likely is a smaller 1 bed with lower price quantum, which will not be tough to find since price is lower and supply plenty. Or the first property gain after some capital gains you can also consider to liquidate and use the profits for the next upgrade.
