Hi gurus!

Would like to ask your advice on the following

Is it common for property agents to hide a lot of critical information (price, condominium name, size of unit, address, floor level) when making property recommendations to their buyer clients via text, and you will only know these info when going for the viewing with them physically.

Dear sir/mdm,

As much as they wish to hide, you can also reject the viewing appointments if you do not have these information, however I do not understand why agents will want to hide details like size, price and condo name if they wish to make viewing appointments with you. In terms of floor level, I can understand since they may attract competitors to look for their sellers when they have these information given out freely.

I think basic info like which development location, size and number of rooms should be provided so as to save everybody's time because this typically is the first filter. The actual unit sometimes seller side may not want to share until the actual day itself as they want to ensure its a genuine buyer, that we can understand.

By the way, I think such cases are rare as most buyer agents would rather be open about it. As I rather save my own time as well as my buyer’s time to really zoom in on what my buyer is looking at, rather than keeping some info to myself and ended up wasting my time as well.

Hi

As for myself when serving a buyer, I would inform them most of the information that I have including floor level, condominium name, lease start date, size and even conditions. For the exact address( unit no), some of the seller agent would not want to share with us at the enquiry stage as this information is deemed sensitive. For price, I will inform of the listing price and any last offer if information is available. However for negotiation cases, we could not negotiate the price until buyer is firm on making an offer which usually involves buyers viewing the unit first. This is part of transactions ethics where we want to avoid a scenario where seller is willing to accept a lower offer after a lengthy discussion but buyer pulls out later on which will frustrate the seller further. This is to prevent mismatch expectations and not waste my client's time on home viewing.

Hi,

I do not think it's common for agents to hide details like condominium names, unit size and price. These are pretty standard information, and helps to qualify the right property to avoid wasting everybody's time.

Should an agent be so secretive in sharing basic information, perhaps you might be wary of this agent. There are plenty of scammers around, who does not hold a valid CEA license and pretends to be an agent.
