Hi gurus. We are Vietnamese couple, 33 years old and SPR. My SPR status is just passed the 3 years requirement (by today), so think that we can buy HDB from today. We are looking at a 3 rooms HDB flat in Clementi, prefer walking distance to the MRT. We are having 40k in our CPF and around 25k in cash. Is it enough to buy our dream house without COV? Can anyone here help to roughly calculate the financial procedure? Thank you very much. We are serious and committed buyer.

Sean, Check with a banker to do a financial profiling first. Thereafter you should have a better idea of finances to determine if you can find a HDB with the given financial eligibility. Afternoon Sean, Based on your CPF/ cash of $65k for 20% downpayment, buyer's stamp duty and 5% additional buyer's stamp duty, you might only be able to afford a $232k property which is pretty rate to come by in Singapore now. Why not let my panel of bankers to advise you on your in principle approval first to find out how much loan you can take. Cheers! Afternoon Sean, The current estimated valuation for 3 room flat in Clementi is around $330k to $380k. Let's work on at an average of $360k, you will need around $78k, inclusive of legal and stamp fee. As you have $40k in CPF OA and $25k cash, you will need another $15k cash. Hi Mr. Sean, as many HDB already going at zero COV, it is the time for you to buy now if you need a place to stay. To wait for another year would means you have to continue renting, and paying rental to the landlord. So why not you use these money and pay to the bank and own your own property?
