Hi Gurus
Singaporean with Malaysia wife(SPR)looking to buy house(first timer)
So before buying i am trying to work out my cash flow.
-understand that we are able to get a grant from government of 20k
how does this 20k works if i were to purchase a 400k house?

which is the case?
-20% down payment base on 400k?
-20% down payment base on 380k (400k - 20k)

Morning Patrick,

The proximity housing grant or first timer grant are meant for Singapore citizen. Being SPR, you must be holding onto that status for more than 3 years and must be married to another SC or SPR who have fulfilled 3 years on SPR status before you are eligible to purchase resale HDB unit. You will only be eligible for bank loan.

    So just to double confirm
    I am Singaporean
    my wife SPR (lesser then 3 years)

    so we are not eligible for any grant right?
    and we cant apply for HLE as well?
    OMG....what a set back.

    So i have to wait my wife status until 3 years before we cant get all this grant right?

Good afternoon Patrick,

You will be eligible for HLE as long as your combined income ceiling is up to $12k and at least one applicant is a Singaporean.

As a first timer, you will be eligible to $20k family grant (SC/ SPR household).

You will be eligible to proximity housing grant of $20k if you fulfill the criteria.

The applications for housing grants will need to be approved by CPF board. Once approved, they will be transferred to your OA accounts before withdrawal for the purchase.

If you are taking HDB loan (90%), your 10% downpayment can be fully paid by CPF OA funds.

But if you are taking bank loan (80%), your 20% downpayment will be 5% cash and 15% CPF OA funds/ cash. It is based on $400k and not ($400k - $20k).
