Hi Gurus, pls advise or comment whether 1.05 mil selling price for 1313 sqft, 99LH, TOP: 2001 sun plaza private apartment, mid floor pool facing unit is reasonable? There is no other facility beside the swimming pool, so can compare with surrounding condos price? Last transacted price for similar size unit at the highest floor was at 980k in Oct 2011. A check with one bank gave 950k valuation & another bank gave 1.05 mil valuation. Why is there such a great difference of valuation for banks?

Hi Hunting,

Well done for your research. Looking at the price,I wouldn't say that the asking price is unreasonable on seller side. Nevertheless, being an astute buyer, you'll need to ask yourself if it is worthwhile for you to buy at the stated price, in terms of location, condition and amenities for this unit. Question is how many units have you searched and viewed and felt this way?

It'd be great if you're able to provide more details about the unit and your expectations.

    This unit is a 3 bedroom intended for own stay. We are attracted to this development for it's good location. MRT & amenities are practically at our doorstep which served our needs at this moment. As it's not equipped with full condo facilities, some sellers are asking for selling price above valuation. 1.05 mil means close to 800psf, a hike of 83 more psf compared to 717 transacted last Oct. Other nearby new condos like nautical & parc rosewood are cheaper in terms of their psf compared to this more than 10 yrs unit. Even old condos like yishun sapphire & emerald & woodsvale, northoaks & nuovo are selling below 1mil for similar size unit. Am just gathering opinions whether worthwhile to pay above valuation now to get the unit or wait for the price to drop? or will it ever drop since the unit has the commanding price in terms of its good location?
