Hi Gurus, I'm third year SPR and my wife has just obtained “approved in principle” Singapore citizenship few days ago. We have $100k in CPF ordinary account and $200k saving. Our current combine monthly income is $11,900 (Jun’15) and will increase to $13,500 in (Jul’15). We currently do not own any property at Singapore and we are currently looking for a 5 room new executive condo.
We would like to seek for your advice & recommendation for the following:
i) Any suitable & available executive condo units?
ii) How should we apply now before exceed the income ceiling
iii) Any recommendation for the loan and what should we do to obtain the loan application

Morning,

Both of you are only eligible for EC after your spouse have gotten her pink IC. However, the income ceiling for EC buyers are capped at $12k which you have exceed by the time your spouse collected her pink IC. You will only be eligible for resale unit.

Hi,

You need to have the IC collection slip before you are eligible to apply, which I think by then, you may have exceeded the income ceiling. However, it seems like HDB may raise the income ceiling this September for both BTO & EC, hence perhaps I can get have your details and requirements so I can keep you posted about the value-buys in your preferred area?

Great hearing from you!

Do take note that as of now, both of you are still not eligible for new EC purchase as your spouse has not obtained her citizenship yet. So you can only opt for resale HDB or private property.

By the time she obtains her citizenship, I guess your combined income will have exceeded the $12k income ceiling but not to worry, there might be a revision on income ceiling so just hold on that.

There are plenty of EC projects now. Thus at the meantime, just spend some time analysing the current available projects in the market and upcoming EC projects so once everything is ready, you can buy straight away.

In regards to your mortgage applicable, I can ask my team of bankers to advise you on that. Not to worry at all.

If possible, do share more information on your finances (cash and CPF OA funds) on hand so I will be able to advise you further with an aid of financial calculation.

Hi Terence, as what has been mentioned here, that HDB is reviewing and likely to raise the income ceiling of the new EC eligibility soon. So perhaps you may want to hold and delay making the purchase or alternatively you may want to consider going for the resale EC instead. Thank you for your query!
As your combined income would have exceeded the ceiling by the time your wife attains her citizenship, you may not be eligible for a new EC. However, as reiterated by my fellow colleagues, there are talks on the ceiling to be increased by the minister itself and that spells good news.

Perhaps what you can do as of yet is to perhaps share more on your requirements so that I can shortlist EC developments and exact unit layout for your perusal so that you can whose which exactly suits your interest and proceed once the time is right. My company handles all of the EC launches in Singapore, hence, we have a complete inventory of U/C as well as resale units with pricing info and details. Furthermore, there are exciting and high discounts on these projects which has spurred sales. What we can do presently is to link you up to my network of bankers who will assist you with the IPA at no cost. In addition, I recently assisted my buyer with his 4BR purchase of EC up North and will be glad to assist you similarly, through the procedural framework and financial progressive payments and more at NO cost!

Have you otherwise considered private condominiums? There are a couple of 5BR unit options which are going at almost the same price of ECs due to the price slashes in view of the weak market sentiments. You may wish to also explore this idea as there are no restrictions levied and have a far better appreciation factor/rental yield. Perhaps I can illustrate a condo vs EC analysis with recent caveats to give you a better idea of which exactly may be better value for money.

I could take this opportunity to give you greater insights to the market and explain in depth on the long term perspective of purchase ; which should enhance the 'own stay cum capital upswing' objective.
