Hi gurus, I'm married and both of us in our 40s. We intending to buy a resale hdb jumbo flat using only my name and my spouse as an occupant. Upon mop, is it possible if my spouse purchase a private condo as to avoid ABSD. Thank You.

Good morning Faizal,

Yes you guys will be able to enjoy tax savings if she purchase a private housing under her sole name in future (no ABSD as singaporean for first property purchase).

Do take note that only your income will be taken into consideration for loan assessment as your spouse is ONLY an occupier not owner.

Good morning Faizal,

Yes you can purchase the jumbo HDB unit under the public scheme, with you as the owner and your spouse as an essential occupier. Both will have to fulfil the MOP of 5 years before you guys are allowed to purchase the next residential property.

By then, as she does not have ownership in the HDB, she can then purchase the next residential property as 1st property without ABSD (no ABSD for singaporean 1st purchase). As of current regulations, this is still possible but it may change down the road.

Hi Sir,

Yes this is possible and I have helped many of my clients to structure the purchase in this manner. However, you have to take note that your spouse will not be able to use her CPF to finance the purchase for this jumbo flat as she is not one of the owners.
