I would advise we do up a financial plan, taking into consideration your sale proceeds from the sale of this house, the CPF that you are able to use for the house purchase, your eligible loan amount (taking into consideration your income and age) and your cash savings, so that you can have a better idea whether the upgrading is feasible.
