Evening Ms. Pearlyn,

Since you have budget of $1mil, do you have any preferred estate or location? Resale EC and condo will face the same problem as current HDB 4 or 5 room unit due to over supply. Hence in my personal opinion, getting resale EA or EM will be of better appreciation value since the supply will not be increasing any further.

$1m can purchase a nice condo in far north and east area, whereas it can probably only get a HUDC in Hougang or EM in more prime area. There are more to know in details before we can probably give you any advise.

With your budget, it will fetch you a spacious unit with at least 4 bedroom. And it will very likely appreciate more for the next 5 to 10 years as compare to the others.
