Hi,

Unfortunately no, for resale HDB both names of the married couple have to be included, meaning you need to sell your private property within 6 months of getting the HDB. You can individually purchase private property on your sole names no issue.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan was able to arrange for new property showroom appointment at a timely manner while helping us to list for our EC for sale. While the intent and idea is great, unfortunately the regulations do not allow such an arrangement as explained by Ivan.

Should your Wife purchase a resale HDB flat, you will need to be included as the essential occupier. This means that you will need to dispose off your interest in your private property latest within 6 months upon the HDB flat purchase. Both of you will also need to serve a 5-year MOP before being able to purchase another residential property.

Hi,

1) A married couple must apply to buy an HDB together, whether it is joint-ownership or single owner + essential occupier.
2) Both must not own any private property after the purchase. The HDB will give a 6 months grace period for any party who owns private property to dispose of their interest.
3) If you intend to own an HDB flat to live in and private property for passive income. You will have to do it 5 yrs after you purchase the HDB flat.
