It is not impossible to sell units with tenancy. I have encountered a number of units which have been sold with tenancy. The major issue on selling units with tenancy is usually the arrangements of viewing, since tenants are usually working and would require some personal and private space during non-office hours. If you relationship with the tenants is good, it is likely to be a breeze to make viewing arrangements.

Afternoon,

Most TA would indicate that landlord who is looking to sell the premises while with tenancy should be allowed access to the unit, with prior notice given to the tenant. Such sales are welcomed by investors. Personally, I'm marketing Starlight Suite with tenancy. Hence it's definitely doable. However, coordination with the tenant's availability must be executed well.
