Hi Gurus,

I am a SPR with LTVP wife. If I buy a resale EC now (without any grant) , Can I still buy a new EC or HDB in future? Let say 5 years later if I got SC?

Hi,

Yes resale EC that has met the MOP of 5 years is not considered subsidized housing, so you can still apply for new BTO or new EC thereafter. However as its considered private property, do note you need to sell off the resale EC first, wait our 30 months, before you are eligible to apply for new BTO or new EC.

Of course to apply for new EC or new BTO, you need to be Singaporean citizen applying with SC or SPR spouse.

Hi,

1) Buying a resale EC is considered as buying private property for SC and SPR.
2) In the future when you wish to buy a new EC. You will need to sell this resale EC and wait for 2.5yrs (30 months) before meeting the eligibility to buy.
3) The same is applicable when you wished to buy a BTO or SBF.
4) Therefore if your long-term plan is to buy a new EC or apply for BTO/SBF. I would suggest you buy a resale HDB flat instead.
5) Once you completed the MOP (5 yrs), you can apply for BTO/SBF or buy a new EC without selling your existing flat.
6) You will only need to sell it off after you collect keys for the BTO/SBF or the new EC.

5) Once your SC application is successful you should buy a resale HDB and dispose of this resale EC.
6) After you completed the MOP (5 yrs), you can apply for BTO/SBF or buy a new EC without selling your existing flat.
7) You will only need to sell it off after you collect keys for the BTO/SBF or the new EC.

Hi

Resale EC is considered as a private property and there is no MOP for you to dispose it off. However normally owners would sell it only after 3 years to avoid seller stamp duty. Once you sold off your EC at any point, you are only allowed to purchase a resale HDB if you becomes a Singaporean (Do note for all SPR households must have a SPR status for 3 years if both you and wife are SPR by then). You are only allowed to purchase a BTO or new EC after 30 months from the date you disposed of your private property. For BTO, the requirement is for you to be a SC while your wife needs to be a PR minimally. If your wife is still a LTVP holder, you need to have a child that is a Singapore citizen. If only you is a Singapore citizen and non of your other family members is a SC or SPR, you are only allowed to purchase a 2 room flat in non mature estate area for BTO. For a new EC, the same requirements for BTO apply except that you are not able to purchase any EC of any size if none of your other family members is minimally a SPR.
