Hi Gurus, are the hdb resale transaction history typically a lagging / delayed price indicator? Seems like most transactions posted for example in May- were deals that are sold like 2-3months back? (Delayed submissions/resale submission acceptance date?)

Hi, yes sometimes the transactions that you sell will be a bit dated back reason being is that the transactions there are usually updated after completion, and for a unit that is sold, the resale process usually takes about 3months to complete, thus there is a slight delay in the update of last sold unit.

Hi,

Yes there is a lag time for some of the hdb resale transactions. It is because HDB only publishes the data only when both seller and buyer resale submission are in and HDB accepts the case for processing, not when the OTP is exercised. And typically there is some delayed submission involved due to the seller's need to find another flat or buyer's need to sell their existing flat or more time required to prepare the funds. So that's another plus point working with agents who are committed and on the ground daily, they would have the latest data on the fingertips while providing a sensing of the sentiment in your area and overall market.

Data Release Delay: HDB resale transaction data gets published only after:

Both Seller & Buyer Submit Applications: Both parties must submit their resale applications.
HDB Accepts the Case: HDB needs to accept the transaction for processing.
OTP Exercise Not the Trigger: Exercising the Option to Purchase (OTP) doesn't initiate the data release.
