hi gurus,
1.im planning to sell my 4room flat at woodlands blk 762 high floor,
may i know the current price? and cov? house condition average.
2. if we upgrade to 5room flat at hougang, how much the current resale
price and cov? how much cash i need to forkout? do i need to pay ssd?
by the way 3 years mop finished, we are SPR here.
can anyone give me simple calculations here..

Dear John,

I had personally transacted a unit in BLK 762 Woodlands (5rm flat) a couple of months ago on #11 and have since gone on to close another unit nearby in 660 recently. My team has also concluded a couple of transactions in Woodlands HDB estate lately. Estimated price range. Highest transacted price was $472k back in May inclusive of COV. As you are intending to make a purchase subsequently after selling, it will be best to provide me with more specific details about your existing loan that is outstanding and your CPF utilisation to work out your estimated sales proceeds and subsequent plans for purchase. For Hougang 5rm flat, it will greatly depends also on which area of Hougang you are interested in as it is not exactly a small housing estate.

In fact without the actual financial information from you it is the calculation will be incorrect. Furthermore a 5 room unit in Hougang prices varies from near or far from MRT.

Hi John,

To answer your questions to the point;

1.) Base on the recent past transaction, your type of unit around woodlands ave 6 area, will have a valuation of : 380k to 420k. COV to SELL : 15k to 40k

2.) Hougang 5 room unit. How much the valuation and COV will always depends on which part of hougang, the level, the condition.
The valuation can range from 480k to 620k
COV : 10k to 80k

3.) There is no SSD for HDB. Since you have fulfilled your MOP, you are eligible to sell your flat.

Calculations are a little more detailed.
We need to have more informations to let you know what are the amount you need to return to your CPF, your profits, your cashflow. On the other hand, using all the informations, we then able to make recommendations on your new purchase on your hougang flat.
