Hi Guru,

Next year I turn to 35 age. My gross salary ard 6.3k and cpf is about 50k and cash about 40k when I 35 age. Kindly advice resell hdb 4rm flat or condo is I afford to purchase . I'm single status .

Morning Dave,

If you are looking at 3 bedroom unit, you should have enough funding, subjected to how much loan you can get, for 4 room flat in most estate. But for condo, you are short for 3 bedroom unit.

Good afternoon Dave,

It will be too early to speculate without any valid Home Loan Eligibility (HLE) or In principle approval (IPA). But based on the figures you have provided, it seems like you are more suitable to purchase a resale HDB.

Why?

Because as a SC, you are able to obtain 90% HDB loan and you can fully pay the 10% downpayment with CPF OA funds thus lesser cash outlay.

As for private condo purchase, you have to fork out 20% downpayment (5% cash and 15% CPF/ cash) thus cash outlay is more than what you have. For instance, you have to fork out at least $120k for a 1 bedder ($600k) in a new launch.
