Hi Guru, my wife and i are PR and we are considering to buy a resale hdb flat at here. Our budget is ard 400K for the flat and we have total 90k of cpf. May i know how much cash needed for the downpayment?

Evening Mr. You,

If both of you are SPR for more than 3 years and managed to obtain 80% loan, 5% must be paid by cash. The balance 15%, legal and stamp fee can be paid by CPF.

Hi Mr Tan, if you have fulfilled 3 years of PR, resale hdb is eligible. With around 400k property, 15% + Stamp fee will be just fit. 5% cash is required. Btw, IPA from bank should be the first step. Please drop me an email for me to assist and share more.

Good morning buyer,

Do take note that you have to fulfill 3 years SPR status before you can purchase a resale HDB in Singapore.

If you can obtain a 80% bank loan, your downpayment will be 5% cash and 15% CPF or cash.

other initial outlay will be:

1) 3% buyer's stamp duty (cash first then reimburse back if there's excess CPF OA funds)
2) 5% additional buyer's stamp duty (cash)
3) resale submission (cash)
4) valuation fee (cash)
5) $3k (legal fee)
6) 1% agent commission
7) other misc fees
