Hi Guru,

My current stay in a resale flat, two more weeks to meet mop.

I want to upgrade house and has found a satisfactory place. I want to make an offer.

If the owner grant OTP to me before my mop date, is it valid? Does the mop of my existing flat affect the timeline of my intended purchase?

Hi,

Yes, you have to meet MOP first before you can do the OTP for your purchase. If not, the OTP will be invalid. Thanks and hope to assist with your housing plans further.

Good morning upgrader,

Do take note that you have to first fulfill your MOP first before you can ink on any option to purchase (be it sale or purchase) thus I am afraid you will have to wait for 2 more weeks.

Btw due to current slow market conditions, many upgraders usually choose to sell first then purchase. Care to share why you decide to purchase first?

Dear Sir/Mdm,

I had checked with HDB before on behalf of a client who is under the same circumstances as you. HDB's advice is to wait for your MOP to be fulfilled first before taking up the option for your new purchase since it is only 2 weeks away.

It will be good if you can have a talk with the seller or agent to lock in your interest and only make the offer after the MOP date.

You will also need to take note of the time-line for your purchase because if you need the CPF and sales proceed from your HDB, then you will need to plan the time-line of the purchase and sales to ensure that everything can be carried out smoothly and there will not be a scenario that you do not have a place to stay during the transition period.

You can only option after your mop. Also have u work out on the financials since you want to buy instead of selling first?
It is very important to do a detailed planning before you want to go into placing an option for a unit you like.

Based on your enquiry, it's quite clear that you do not have the adequate knowledge required to DIY a sales nor purchase. All HDB owners are only eligible to ink OTP upon fulfilling their MoP. They are also required to work on their financing aspect before committing for the purchase.
