Hi Guru

I wish to buy a HDB resale flat.

Would you please explain to me about the minimum down payment (in cash and in CPF) I need to pay?

And if I want to buy a 4-room (with 3 bedrooms, 2 toilets), price below $400,000 which are the possible areas?

Hi Met,

For example if the HDB flat you want to buy is 350K evaluation + 30K cash, and you are getting 80% loan from bank, here are the cash breakdowns:
1) For the 30K cash so called COV, it is can only be paied by cash;
2) For the 20% of 350K which is 70K, 17.5K must be from cash; the remaining 52.5K can be from either CPF or cash;
3) stamp duty, 3800, can be from either CPF or cash;
4) lawer fee, normally bank will absorb. If not it is about 1500;
5) Stamp duty on Mortgage, 500;
6) Agent fee = X

In summary, you will need cash 48K, CPF 56.3K. Bank loan 280K.

All the above is base on the assumption that you are not singaporean and you are not getting loan from HDB, other wise the calculation will be a bit different.
