Hi Guru,
I am PR and have a local GF, we are planning to marry next year.
I intend to buy a private condo near Holland Village with a budget of S$1M under my name. Any good recommendation? How much is the down payment and loan i can get? How much BSD and/or ABSD should I paid?
I just completed NS and looking for a job. my GF has a full time job.

Hi,

If you purchase under your sole name, the bsd+absd will be approx 8%. If you purchase as joint name 1st matrimonial couple, as a married couple, it will be approx 3% instead as IRAS remission is applicable. Loan attainable depends on your age, income and credit profile. Do have some recommendations for your plans. Thanks and hope to value-add to your housing plans further.

Hi, for your case, the first thing I would suggest that you do is to get in touch with a banker. And that would determine the loan eligibility and the maximum loan that both of you could borrow up to. But if you are planning to loan under your own sole name, I'm afraid it is not possible as you do not have any payslip to show forth. And that has got to wait till you found a job.

You need a min 6 months jobs to joint apply housing loan with your spouse. If not, bank will only consider your gf income for the housing loan.

Hi NSman,

You'd need
1) 20% downpayment (at least 5% cash; 15% can be CPF)
2) BSD + ABSD + legal fees ~8% (can be paid with CPF; 5% can be refunded given that's your first matrimonial home)
3) you can loan up to 80%, but that depends on your age, income, debt obligations etc

Hi Sir,

Based on a 1Mil Purchase Price:

- Downpayment: 5% cash = 50K, Next 15% CPF/CASH = 150K

- BSD / ABSD: if this is the first property you are buying with your spouse, you will not need to pay the ABSD. Hence on BSD applies = (3% x 1mil)-5400 = 24,600 SGD payable using CPF.

- Loan: up to 80% max depending on Monthly Household income, Monthly debt obligations, Age, Credit Profile.
