Hi Guru,

I am planning to purchase a condo within 1 km of catholic high and hopefully can enroll my boys in. But I am not planning to stay there. Can I lease it out and get rental income?

I had a fully paid HDB and currently leasing it out. Will there be any problem with that?

Hi Mr. Raymond,

If you have plans to enrol under the priority scheme of within 1km of primary school, you need to stay there at the address for 30 months to qualify. More details at

Also, a 7% ABSD is payable for your 2nd property purchase as well.

Hi Takeshi,

Your boys will need to stay there for 2.5 years, as a legal requirement.

There is no issue with leasing out your HDB, just note that you'd have to pay the according ABSD for your 2nd property purchase.

There are a couple of suitable condominiums in the vicinity of Catholic High, with good rental demand and yield. I have secured some good tenants/units for landlords/tenants in the area respectively.

Once your boys are accepted by the School, they need to physically live there for up to 30 months.

You can of coursebuy now, lease it out, up until you apply for your boys in that school. Once accepted, the 30 months starts from the day they begin school.

Do take note you will have to stay for at least 30 months in the address that you registered your boys into. Care to share when are your kids turning primary 1?

In addition, you will be subject to 7% ABSD as this purchase will be your second property ownership.
