Hi guru, i am looking to purchase a resale HDB around Clementi / Queenstown region. currently targeting the new resale units that just hit the 5 year MOP period.

I would like to enquire for this region, what is the usual COV amount that is being transacted in such a mature district. Would like to know for my finanical planning purposes.

Good evening,

The estimated cash above valuation is normally around $40k to $120k. This figure may be higher depending on the facing, actual location and sizing of the unit.

Congrats on your decision on buying resale flats at Queenstown (District 03) & Clementi (District 05).

These two districts are one of the most popular residential zone in Singapore. Great Choice!!

The newly MOP( 5- 10 years old) flats usually command a COV premium ranging from $40k-$100k, depending on the location, flat’s conditions, as well as the facing/floor heights.

Do note that COV (Cash-Over-Valuation) is payable through Cash only.

I do recommend you to explore more housing options such as EC, or even private Condo.

It’s good to have more choices before purchasing the next property.
