hi gd afternoon, guru. I'd like to inquire regarding about the house pledge. Put example my age is 51+ this year december. I get key for my bto new flat 2room 99 year lease, when my age is 55 years old, can pledge my property to cpf that i want to withdraw my cpf sum, and my property has finish mortage. can guru explain?
Please help me, my property market is $300,000 put example.

Hi,

Assuming your property balance lease can last you until 95 years old, yes you can pledge your existing property to meet up to the Basic Retirement Sum amount of your cohort (Half of Full Retirement Sum). The other BRS must be met by your CPF RA amount upon reaching 55 years. The balance in excess of the Full Retirement Sum, can be withdrawn.

Supposed your FRS is $192k. Half of the FRS (ie. BRS) will be $96k, and met by your CPF RA amount. The other Half is met by your property pledge. Anything in excess of this $192k "total" can be withdrawn upon 55 years old.
