I would say every new launch has its own merits. Whether a development is suitable for a Buyer depends on the Buyer's objectives and expectations too.

Have you worked out the exit strategy for both the above projects yet? What is the profit margin you're looking at upon exit?

As you mentioned it's for investment, I supposed you're planning to rent it out upon TOP? Have you researched on the potential tenant mix that you are going to get? Is the unit going to be easily rented out when it TOP? Are there many competition for rental within the vicinity?

These are some of the factors you should consider before jumping in. Remember, it's a Buyers' market today, there are plenty of choices for Buyers in the market, you just have to make sure you make the right choice for yourself.
