Good morning buyer,

Yes I somehow agreed that if ABSD is being removed totally, the property prices will gradually move northwards.

But in real estate, there's no best time to enter the market. We cant predict the future.

If you are purchasing for own occupation, you have no choice. You have the need to purchase one. If not, you will be renting and paying for your landlord's mortgage. Then must as well, get and pay for your own property.

If you are an investor, if the property makes sense in terms of price, rental, rental yield, potential capital appreciation then you probably should consider getting it.

Hi,

The government has repeatedly mentioned it is premature to tweak any cooling measures, hence my personal take is it will be status quo until interest rates start to adjust much higher and prices start to register double-digit falls from its 2013 peak. A lot depends on your objectives, do you need a place to start a family or? Thanks and hope to have more details of your housing plans so to make better recommendations.

There are just too many aspects of considerations for the different types of buyers.

If you are purely looking at prices, will you be likely to commit to the cheapest property available on the market regardless of location and conditions?

If you are looking for a dream home, are you then willing to pay a premium over the cheaper properties in comparison because of the better location, facing and etc. where you know that your family will be happy moving into the property?

Do you need to buy now? If you do not buy now, what is going to happen if market spikes? Do you think there will be more upside moving forward in the next 10years or do you think there is a lot more downside to go?

There is plenty of raw data available for free in the market which you can extract out and do an analysis on your own before deciding, or perhaps you can spend some money to purchase such analysis data or attend seminars to find out more about the statistics which is applicable to you in order for you to a decision that benefits you.

You are right that if ABSD were to be removed, property prices will be heading upwards. However, private property pricing have yet to hit the bottom although it had being heading south for quite sometime. With that said, as an buyer, it is prudent to buy something within your means.

Hi Sir/Mdm,

In my opinion, ABSD will not be revised so soon as removing it will erased all the efforts that the government spent over the past few years to moderate the heating market. After several rounds of cooling measures, prices have retreated only slightly more than 9% as compared to their peak. There should be further downside to go before revision to the ABSD will be considered.

Having said that, it is a good time to start searching as currently it is a buyer's market. Sellers are more motivated to sell as there are plenty of choices available in the market. You should buy now If there is a value buy instead of waiting for ABSD to be revised. By then, prices may shoot up again within a short window.
