Hi experts, my spouse and I with 2 kids are singapore citizens has been staying in 4rooms BTO flat for 6 years and now planning to buy a resale flat either 4rooms or 5rooms that is near our parents which is less then 4km so would like to know how much cash should we prepare if we are getting a 5 rooms resale unit at $450000. And any HDB grants that we are eligible for?

Hi,

Generally, the cash components comes from COV (cash over valuation), legal fees for sale, hdb admin fees and agent success fee for transaction. If you are taking hdb loan now, and would be taking hdb loan again for the next flat, you would also need to set aside 50% of the sale cash proceeds and port over to the next flat purchase.

Hi,

Based on the limited information you had given, you could probably only qualify for the Proximity Housing Grant if you move within 4km to your parents.

In terms of cash outlay, it will depend on the type of loan you're getting, and also the loan amount you qualify for.

In general, it will be 5% cash for bank loan, and a minimum of $2 (plus admin and other misc fee) for HDB loan. But that may not be a representation of the cash involved for your case.
