Hi Experts,
If husband and me are PR 3 years above and planning to buy a house in SG, but I am the joint borrower with my brother for a Malaysia house (Malaysia house registered under brother name only, but the house loan is two borrowers - brother and me). So in this case, can husband and me to buy a resale hdb in SG? Will it affect my bank loan if buy SG house, lower down the loan amount? Thank you.

Dear madam,

As long as you are not an owner of any residential property anywhere, you are considered to be eligible to purchase a resale HDB. Loan wise is you may wish to speak to a qualified banker for assistance and advise. It is based on 60% TDSR.

You are eligible, and no loan is not affected as the banks here will only consider your debt obligations here.

TDSR has been revised from 60% to 55% since last Dec.

Good morning Jia Xin,

Both of you are eligible to purchase a resale HDB in Singapore under HDB eligibility scheme. Even you have any private property in Singapore or overseas, you are required to dispose them within 6 months from purchase completion date while in this case, it's not even relevant to you.

As for your loan assessment, it will be best for my banker to advise you on this. Usually bank will take the lower of mortgage service ratio (30% of income) or total debt servicing ratio (55% of income; usually applicable for private purchase).
