Hi, during the inspection of our property prior to its return by the tenant, we noticed very obvious bright yellow stains and burnt marks on our white solid kitchen table tops. We have stayed there for 5 years and there was no stains or marks during the property handover (coz we took great care of it) and the tenant stayed there for only 1 yr.

The marks and stains seems permanent and not removable. We are concerned that this may affect our next rental or sale of property. How can we exercise our rights over this? We have not return him the security deposit.

Appreciate any kind advice please.

Hi,

You may want to refer to your Tenancy Agreement on what was written with regards to resolutions when situations like these arise. If it is not clear, your servicing agent should be able to advise you in the best way. If you didn't engage one, you may want to discuss with the tenant and reach a consensus on how best to take things forward. Thanks and hope it clarifies.

Dear landlord,

As what my fellow professional has indicated, you may wish to get your representing salesperson to come in and resolve the issue for you that both parties are satisfied. Did you highlight your concern during the inspection with the tenants around?

I had a case where the kitchen top was a wooden table top and when handed over to tenant was in very good conditions. Upon handing over back to landlord, there was obvious water seepage to the table top resulting in trenches formed due to water seepage. Landlord retained the security deposit and arranged for carpenter to fix up the table top proper before releasing the balance amount of security deposit to tenants, as it was definitely not a case of fair wear and tear.
