The critical part is what is your entry price for Blossom Residence, and this will greatly affect if you are able to see good returns after the project has fully privatised. It is likely going to be the cheapest private condo in the vicinity upon fully privatising, where pool of buyers will definitely increase, in comparison to the recent launches of private homes in the area.

I would think going for The Rainforest resale EC near CCK MRT offers a better chance of exiting higher when its fully privatized. Have compared for my client the pros & cons of both, and happy to share the same. It also depends on individuals, some may have more loved ones in Bukit Panjang area and value the proximity more versus other reasons.

There will definitely be resale value after 10yrs, but then wont be high if you are entering as a second owner as bulk of the profit ady make by the first owner.. Hi,

1) Looking for a property, location is the foremost important. The first factor I would consider is connectivity.
2) I do agree with Ivan Ng on his choice of The Rainforest (TOP 6-Mar-2015), 453m from CCK MRT is a better choice.
3) I would also suggest The Tampines Trilliant (TOP 6-Feb-2015), 563m from Tampines MRT for your consideration.
4) You have chosen Blossom Residences (TOP 5 Sep 2014), 212m from Segar LRT. I would agree with your choice if you have considered anything other than value upside.
5) I've recommended Tampines Trilliant because Tampines is a mature estate, thus the upgrader from there is more promising than CCK & Bt Panjang.
6) There will be 139 MRT stations ready by 2026 if all our MRT construction goes according to plan. So if you choose a property that is near to LRT you will not benefit as much as those that are in proximity to the MRT station.
7) I also noticed that HDB in Segar and Fajar area is not moving as fast as those HDB nearer to MRT station because Segar & Fajar is at the extreme end of Bt Panjang.

The above are personal observations and an understanding of the market for your consideration.

Resale value for private properties generally perform better than resale HDB flats of the same age.

Having said that, your profits in the future is also very much dependent on your entry price for the property now. It is also note-worthy to do a comparison with your neighbours within the same development, as well as nearby developments.
