Hi EM,

Your current Jurong West Executive unit is an EA? I suppose you should be able to look at above $500k easily. As you will be doing buy-sell transaction, depending on whether any ECF is involved, your cash up front is likely to be the $5000 for deposit up front and the remaining of the 5% of purchase price minus off the $5000 paid earlier in cash and remaining 15% of the 1st 20% deposit in CPF, if you are taking a bank loan.

If you are using the ECF, there'll be different arrangements as you will be utilising 50% of your cash proceeds from the sale of your executive unit to pay for the new unit.

Based on your limited info, it is difficult to calculate the amount you need to fork out. Because when you sell your EA, part of the sales proceed need to go back to CPF and also to clear any outstanding loan.

It is important to do a detailed financial calculation before proceeding.
