Hi, currently my wife and her younger sister Co own a private property. Would I be able to purchase a HDB, resale or BTO? Or I can Co own it with my future child? If so, what will be the cons that comes with it.

Hi,

Unfortunately no, you have to purchase HDB with your wife, regardless it is BTO, or HDB resale. This is because HDB requires a valid family nucleus (married couple) to be eligible for the purchase. This means she will have to sell away her private property after getting the hdb.

    I have read the public scheme and it say I can get a hdb with my spouse or children. Is this case myself and my child don't own any property, can't we get a hdb then?

    Hi Weeliang,

    Unfortunately no. As HDB eligibility only has certain specific schemes to apply. In your case, it has to be the Public Scheme, where you are required to apply with your wife as a family nucleus. She can be owner or essential occupier but she still has to remove her ownership in her private property. For BTO it is out of the picture because she can only apply 30 months after removing her share of the private property ownership.

Good evening Sir,

You have to form a family nucleus with your wife in order to purchase a resale HDB therefore your wife has to dispose off her ownership from current private property within 6 months from resale HDB purchase completion date.

BTO is out of question for now unless she disposes off her ownership first and observe 30 months waiting period before both of you can apply for a BTO (subject to fulfilling all eligibility conditions).

Will your sister in law able to finance the private property on her own if your wife transfer her ownership to her?

    Good morning Weiliang,

    You can buy a resale HDB with your child but have to include your wife. Under public scheme, you have to buy with your wife and child if any, not or if you are married.

    Hope it clarifies. If not you can call HDB hotline for triple confirmation.

Hi Sir,

Based on your scenario, you can only purchase a resale HDB flat. You are not eligible to apply for a BTO flat as your wife currently owns a private property.

You cannot own the HDB flat with your "future child" as this person is currently non-existent. And one has to be above age 21 in order to own a property under his name.

You can however own the HDB flat under your sole name, with your wife as an essential occupier. Do take note that as an essential occupier, she will have to dispose off her interest in her private property latest within 6 months upon the HDB flat purchase.
