Hi,

You must first pay an option fee of $500 in cash.

Generally, if you are taking an HDB loan, you can get up to 85% financing. You must set aside 15% downpayment in cash and/or CPF.

However, HDB 's usual practice is to wipe out your entire CPF from your Ordinary Account (OA) less any CPF Housing Grants that you are eligible for. The remaining amount will make up your loan amount from HDB.

HDB will do the monthly mortgage calculation for you when you sign the Agreement for Lease.

Do you need to obtain a home loan for this purchase? If you require, then being unemployed will be difficult to proceed with the purchase as you will need proof of income in order to be eligible for a home loan.
