Hi, currently I’m co-owning HDB with my husband. Would like to enquire if I could buy a studio condo under my own name alone and how much would I be looking at the initial payments to be made. Thanks.

Hi Mdm,

The payment scheme will depend on various factors:

1) Citizenship status?
2) whether current HDB under loan?
3) whether CPF is used for your current HDB, and your age (to determine how much CPF you could utilise for the purchase)
4) the expected condo purchase price

Only with the above information, then it is possible to work out the financials for your purchase.

Before we come to the amount you need to pay, we should look at other factors.

Firstly, is your existing HDB met the 5 years MOP already? If already met, then what is your citizenship as this play a part in the ABSD you need to pay.

Since you are a co-owner of the currently HDB, Additional Buyer's Stamp Duty (ABSD) will be applicable for your next purchase if you do not remove your name as an owner of this HDB. The rate of ABSD differs depending if you are a Singapore Citizen or not.

Hi,

If the MOP of 5 years are met, yes you can purchase 2nd residential property. However do note ABSD of 12% applies and also the max LTV for 2nd outstanding home loan is 45%. The downpayment and stamp duties will add up to approximately 70% of the purchase price. There may also be restrictions on the CPF OA usage you can use.
