Hi,

If your MOP of 5 years is met, can purchase 2nd property. Please note ABSD of 7% is payable and your 2nd loan will be max 50%, if you are doing joint purchase with your husband. Ideally it would be to purchase on his sole name so to minimize costs. Thanks and hope to assist further.

Hi buyer,

If you've met the Minimum Occupation Period for your HDB, you can purchase a private property, but you'd be subject to an ABSD of 7% if you're a Singaporean buying a second property. Furthermore, your maximum loan quantum would be 50% (25% cash required).

As long as your household has at least one Singaporean and you have fulfilled the minimum occupation period, you are eligible to purchase a private property.

But do take note of these:

1) if you still have outstanding loan, you wont be able to obtain max 80% bank loan.
2) you will be subject to 7% additional buyer's stamp duty as a Singaporean.
3) if you have utilised CPF OA funds in current HDB, you have to set aside half of minimum sum ($80.5k) in your CPF OA + SA first before you can use the excess in this purchase.

With all these cooling measures in place, I will sincerely advise you that if possible, purchase the private property solely under your spouse's name if he is financially capable of doing so.

1) dont need to pay ABSD if Singaporean purchasing first property
2) can obtain max 80% bank loan

Hi Mdm,

You will be eligible to purchase a private condo. However, you will need to take note of the following:

1. Additional Buyer Stamp Duty (ABSD) of 7% will be payable since it will be considered as your 2nd property. This will be on top of your normal stamp duty of approximately 3%

2. If you have an existing loan for your HDB flat, your loan quantum will also be affected ie. you will only be eligible for 50% of loan of the next property. As a result, more cash will be required to purchase the condo.

I suggest that you can do a In Principal Approval first to find out how much loan you are eligible for before you embark on the search for a property. With the loan amount, a financial plan can be drafted for you to plan your finances better.
