Hi, can i ask, if i contact the seller's agent which advertised the listing and buy the unit eventually, do i need to pay the commission to the seller's agent? If yes, is the commission 1%? Thank you.

Seller's agent serves Seller interest. Buyer's agent serves buyer interest.

Dual-representation is not allowed. The Agent cannot collect commission from you if he collects commission from the Seller.

Hi,

1) You already mentioned this is the seller's agent. It means this agent is there to serve the seller's interest to sell the property at the highest price possible. Therefore you need not pay him/her anything who is not representing your interest.
2) In a private transaction if you engaged an agent to serve your interest, you will not need to pay him/her commission. This is due to the market practice that buyer's agent in private property transaction negotiate his commission with seller's agent.
3) In HDB transaction if you engage an agent. He/she will negotiate his commission with you.
