Hi! Am looking around for a small place of my own, preferably around 500k. Sensitive to the price, as I'll have to pay the 7 pc absd and also have plans to take some time out for studies in a few years' time.

Am open to Geylang area, as long as it is either completed or ready by the end of 2015-ish.

However, I understand that it may be challenging to secure loans from banks. Loans may also be available only at higher interest rates (when compared to loans for places in Pasir Ris). How true is this?

Good day Mr. W Ng,

Recent transaction shows that the cheapest condo units were sold above $570K. Those rare units of around $500K were snapped up almost instantly during recent new launches with expected TOP mid 2018 or later, while those with expected TOP end 2015 would be asking for not less than $600K now.

A recent check with different banks for my clients suggested that one has loan restriction for units in Geylang Lorong 30 and below, while another was able to provide verbal loan approval for property in Geylang Lorong 28. Hence, it is best to check with banks or loan brokers personally to get accurate and the latest update.

If you are able to stretch your budget to $579,150, I would like to recommend The Santorini at Tampines Street 86. There are very limited 1BR unit under the $600K mark still remaining here and elsewhere, this shows the popularity of such units and the potential high return. Please hurry and not miss these fast moving units.
